Avery Carl wrote a top notch book. I read Michael Elefante’s book first. While it was an alright book it left something to be desired. This book on the other hand provides all of the information to answer your questions and then some. The fact that Avery is also a licensed realtor lends itself to the information provided throughout each chapter. Start with Michael Elefante’s book to dip your toes in the STR information pool then immediately follow up with this to dive head first and answer the remainder of your questions.

Very informative information.

To be honest, I wasn't expecting much out of this book, but I bought it anyway based on a Realtor's recommendation. I was truly blown away; it went into every step-by-step detail on how to build wealth through STRs. My company is a STR DSCR direct lender, and we are going to share this book with all of our clients. The only thing outdated in the book (it looks like the book was written in 2020/2021) is on pages 38-40 regarding STR financing. The second home strategy no longer works (even if you are using it for part of the year). Ever since the GSEs added loan level pricing adjustments (LLPAs) in 2022 for 2nd homes, the interest rates and buydown points don't pencil out, and you are better off going with a Non-QM DSCR loan. There are also investor syndicate LLC strategies that you can deploy to acquire STRs. Regardless of those 3 pages being outdated, it covers anything and everything short-term rental investing. Quick easy read, and a reference guide on your STR journey.

If you're looking for a deep dive on this subject, this isn't it. There are some good nuggets of info, but be prepared to do a lot more research (as you should) if this is something you're wanting to do and are starting from square 1.

I have pre-ordered this book when I stumbled upon Avery on Bigger Pockets. This book is gold! My husband and I have been thinking of Real Estate for years now and have not had some downtime with our 11addresses worth of moves until settling here in Virginia with our 2little kids. I started looking and learning everything I could, from forums to reaching out and networking this past year and quite honestly haven't had enough courage to pull the trigger again. We put an offer on a beach home this past month and were discouraged that despite offering 20k over, we were outbid along with the 22 other offers the sellers received. We were disheartened, to say the least and started thinking we should pause our process.Then came this book in the mail!!! I finished this book in less than 24 hours, along with my highlighter and page markers! I could not put this book down! This book is so great, I feel inspired and pumped to venture out, and even greater my husband who was the more skeptic between the two of us is as pumped as me. I was reciting paragraphs to him of things that we could relate so much, which really the entire book! By the time I was finished, he was more confident and is ready to make offers!!! This was the extra boost we were missing!I could go on for days how great this book is! Anyone who is thinking of real estate should definitely give this book a read! It was easy, simple, concise, and direct to the point!

this book is a very easy read, lots of tips for beginners and experienced investors alike. learned a lot and enjoy implementing some of these strategies.

This is such an excellent “how to” guide book! If you are looking to get into the short term rental game or simply up your current game, this is the book for you! I highly recommend! We have used Avery Carl's real estate team to purchase two STR"s and couldn't be more pleased with the cash flowing results!

Avery is the expert on short term rentals. She breaks down exactly how to run one, from afar, and makes it feel possible and realistic. I’m currently working with her company, the short term shop, to purchase my first STR and I couldn’t be more excited.

I found this short term rental book helpful and very well written. I'm about to embark on my short term first rental property and there was a ton of useful information in this book. The little anecdotes were very helpful. I especially liked the chapter on the cleaning and how important it is to build out your team.
