Very easy to apply, with rollers!
I have a 25' galvanized steel roof camper, with 4 seams, & a 35' rubber roof camping trailer. As shown, in many Youtube videos, I filled a bucket up with warm water, & added a good shot of Dawn & Clorox, to remove the baked-on algae & mold stains.I used a long handled mop & stiff bristled car brush.I added an 8 ' long handle to my 3 sizes of high knap rollers. A 3"er, 4" & 12". Filled up the pan, & flew through the job.I was able to completely cover all of the 'steel' seams twice, & the complete 35' rubber roof ,,, with about 1/2 gal left over.I tried an experiment. Says to clean brush with mineral spirits, so I added a cup of mineral spirits to say a cup of Flex Seal, just to see what happens when heavily thinned down.I ended up with 2 cups of 'hardened' liquid rubber!!Just in case, someone would want to pour this stuff into a mouse/ yellow jacket hole!? lol,, ;>)

It works for me
So I bought this for my rv leak. I have an older rv model from the 80s it has a tin roof. So i bought two buckets of this for my 27 foot rv. I will state that it only took one bucket. I will state that I put 3 layers of this paint on my rv roof and sealed it up just fine. The suggestion I will make is dont use a paint tray with it. as the paint will stick to it and youll never get the tray back once it does lol. I suggest you use a paint tray insert instead. Also i suggest you buy a larger paint roller. it will save you time. also youll need multiple layers on the roof and each layer needs to dry. those rollers will dry fast. so expect to buy at least 3 of them. I suggest getting small brushes for detailed work or nooks and crannies. All in all youll be looking at roughly 600 bucks invested in a rv roof sealing project of my sized rv.

Overall I love the coverage. If you want your wall white it’s great! Cannot paint over this stuff
Dislike- you cannot paint over it. Does allow tear drops of rain to come through but not running water.Like-provides great coverage and looks clean. It doesn’t cure dry on the inside of the basement like it does the outside so unsure how long in a moist basement it will take to fully set. Only time will tell. Overall great product. Easy to use

Good stuff
I used this to coat the roof of our camper. So far I am happy with the results. It was very hard to mix like it had sat in a warehouse for a long time, there was a lot of thick sludge on the bottom. I kept breaking wood sticks, so went to metal. I needed one more gallon so I purchased from a local store and it was much easier to mix.

Flex Seal
Bought this for covering the floor and walls of our chicken coop. This product has done the job and provides a great barrier for easy spring and fall deep cleans. We can hose out our coop and keep everything from getting destroyed. Durability wise time will tell but so far so good.

Great stuff!
The media could not be loaded. Used on several roof tops on RVs, flex is a cost effective alternative to very costly repairs. Was quoted over 5k to replace the roof and only options for colors were tan, grey, or black, and; well it doesn't take a genius to understand that those colors tend to absorb the sun and cause for breakdown of the material. If I was to spend 5k I would want the material white. Didn't have 5k or consider it anymore after the color options offered. This pail was not bad priced and one did two coats on my cleaned roof, 37ft long 8ft wide. I have noticed it not as hot in my trailer and ac kicks on about 3x less than before. Very happy with how it turned out and will plan on doing another pail just for peace of mind.
