Awning
Putting it up now so far so good Defensively a two man job Bolts that hold awning to wall brackets are a challenge to get own Refer to pictures - unit drops really low in front when extended only half way. Unable to extend to full 9-10 feet without supporting front with poles or ladder. Adjusted corner adjustment brackets for maximum heightAre extension arms designed not to fully open (straight out). May have to insert multiple washers on bottom lag bolt holding main support bracketsOtherwise good product give me shade where I needed it. Directions need to be clearer many would be lost when putting together.Delivered one day early. Will be calling for customer support

Not that hard to assemble
I was able to assemble all of the 12' retractable awning by myself in about 2 hours. The most time consuming part was threading the rubber cord into the ends of the tarps and threading the tarps into the metal tracks. It definitely would have been faster with another person helping.I needed a friend to help me drill the holes in the wall and lift it up.I see that a lot of people have complained about the poor instructions. They definitely weren't written by a fluent english speaker but I could still figure it out. I wonder if they've improved the assembly manual. Mine was version 1.3.0 in July 2024. I think they preassembled more than prior versions.So far it seems to be working fine. We'll see and will advise.

Save Yourself
I was really excited about ordering this item. I was quickly disappointed. Once it arrived, I went to work quickly to get this installed. I didn’t realize that when I opened up the box, I was opening a box of holy hell. The reviews did state that the instructions were very vague and really not helpful. They were not lying. It was suggested to pull up the YouTube video. I did and it was somewhat helpful but didn’t get me to the “ready to install” point. So … here I am. Start putting all the parts together then I realize that the slider bracket( photo reference) they sent absolutely would not slide into the slot for the arms. If you see this bracket, if you decide to order this after my review, do yourself a favor and send it back immediately. I quickly called the customer service number in order to see if they could send me the correct brackets. SURPRISE. That number is no longer a working number. I made a trip to Lowes to see if they had a similar item that would work. They didn’t. I actually had to grind the bracket down to make it thinner and remove the lip before it would even go in. On the large piece of the fabric, note that one small cord and one of the larger cords go in. I wasted time by putting both of the large ones on. Once we finally got this installed (8 hours later) the moment of truth was here. We rolled it out and one of the arms was drooping down, which cause the canopy to droop on one side. So Yet another trip to Lowes was in store to buy 4x4 post to help brace the canopy up. At this point and after all the time invested and the holes we drilled into our brick, there was absolutely no way we were not going to utilize this thing somehow. Got the post cut to size to brace both sides (photo attached) and was pretty excited that after all the hell that was brought with purchasing this item, it was now to where we could use it. Then, THEN…. We noticed that whoever stitched this canopy must have done it at 4:55 PM on a Friday and this canopy slipped through the Quality control. There is a section that is not double stitched (see photo). This won’t cause an immediate problem but it does mess with the quality of the product and will most likely end up with a split canopy before too long. The easiest things about this item was ordering and opening the box. As my title says….Save Yourself.

You need to be mechanically inclined or get an installer
I read all the reviews and was apprehensive about purchasing because of the service issues. Don't worry, they were very responsive and corrected a minor, but important, product issue.Let me start by saying that I thought I only needed one for my backyard and was so pleased with the shade and material quality that I bought a second one several weeks later, hence the minot product issue. The color and style were different even though the description on the Amazon site was the same. If you are going to buy more than one, buy them at the same time to ensure consistency. I had two different scalloped edges and fabric colors and when I contacted customer support (with pictures to prove issue) they sent me a replacement fabric.Warning.... biggest bitch were the instructions. I followed the instructions as best I could, you can tell English is a second (maybe third language). The pictures and descriptions do not match.Here are some helpful hints:1. make sure you have plenty of space to assemble, 12 feet is longer than you think2. find a strong person to help carry and eventually hold the unit in place while you secure it3. plan ahead. Make sure you install the brackets high enough on the wall, when it is unfurled, the angle of the awning slopes down. Remember it goes out 10 feet so it will be 6- 10 inches lower than the bracket. There is a set screw to adjust, but with a bigger unit the flex is substantial.4. use at least 3 ladders. The end two ladders will hold the unit while the third ladder is to move and secure the unit into the brackets5. anticipate that the placement of the brackets (that are secured to the wall) are critical. For example, a 12' product should have one bracket at center and then XX inches from center. I drilled several holes into concrete only to find that the end bracket was too close to the winding mechanism, so I had to redrill closer to the center.6. you should retract if there will be strong winds. Here in FL the afternoon thunderstorms can be intense. So far the units are holding up well.Good luck, I wish I could give them 4.5 stars

Good value
This awning is very nice and is good value for your money. Also looks great on my deck! It’s so good to be able to retract it when you don’t need it. I had a minor issue with a part and the support was great; they responded to me the next day and was able resolved my issue. Although the instructions needs a little more work but overall it was a choice to buy 12x10’ awning.
