I have used a few of these , one of which spiked and blew , That being said it was a big surge . I will still continue using these but maybe fit an anti surge . Excellent value and features

Works
Using this to power and switch a 12vdc lamp when a door contact is made. Saves a lot compared to a power supply and relay.Wish it was listed by a testing authority. Local city is very strict.

Does not work as advertised
Does not operate door release. Control terminals 7 and 8 connect to intercom system and when door release button is pushed it should turn on terminal 2 and provide 12 vdc to operate door strike, it doesn’t work. There’s no info for contacting manufacturer

Good for 120V, Battery backup is unreliable
So far so good with the AC power connection, it’s powering my lock just fine - however, the “UPS” function of it leaves a lot to be desired, it has no buzzer to tell you that AC is disconnected, and it seems to have trouble reliably switching to battery, sometimes it will, other times it will just turn off as if there is no battery connected - not good! I have a good 12V battery in there, it reads 13.2V when the unit is on battery power, so there should not be any issues… yet sometimes it just does not switch, requiring you to open it and hit the “start” button to make it use the battery. Now i will have to either find another power supply or use a normal UPS on this, which is wasteful converting the 12V battery inside the UPS to 120, then back down to 12V in this unit.

Poorly thought out instruction manual.
The instruction manual would be better used as toilet paper. The real problem is the wiring diagram in the manual is completely useless. I have this set up with a keypad and release button and almost none of the wires are going where the diagram says they should go. I did get all the components to work properly, but it took some trial and error on my part to figure out what needed to connect to what and how... Granted this is the only component I used from this company. Everything else was Seco-Larm including a 1,200 lb Magnetic lock. But that shouldn't matter if clearer instructions are given instead of just a poorly thought out wiring schematic. I do like the fact that the case is large enough to hold a backup battery. And for 30$ as long as it does it's job I'll be content.
