Helped fix persistent leak in basement.
This product was excellent for fixing a small persistent leak in my basement. It is very thick to work with but using a stiff brush, I was able to cover the area. It dried quickly, and it held up for quite some time now.

Great product but delivery, not so good.
Second time I've ordered this great product. Just the answer to my leaky roof. But it seems that the company doesn't use the JUST-IN-TIME approach to fulfilling orders. When AMAZON sent an email as to the delivery date as TOMORROW, I was happy to know that Id's be receiving it at long last. But when it didn't come I checked my email agin and it said NOW ARRIVING AT ******** which was a week later. Not blaming AMAZON because its the company that needs to get it's DELIVERY DEPARTMENT in order.I think they should investigate a book called THE TOYOTA WAY. It will be a good guide to reliable shipping practices.

Great sealer
The liquid in a can is great for waterproofing outdoors. I have used it on the skylight curbs and gutters on my sunroom. Has not shown any signs of wear or cracking during the past 3 years. Has withstood +40 celsius to minus 37 celsius. The liquid version of this product is better than the spray version.

Water resistant
Having been familiar with Flexseal in a spray can, I needed a gallon to apply to the steel powdered finish on my gazebo that started to rust, applying with a roller and only having 12-15 hours of drying time before a day of 12 hours of rain ( directions call for 24 hours drying time) I watched the rain run off like it does on a highly waxed auto…it was all I expected ….temp was in mid 70’s and sunny …this is the only product I thought could handle the job..wear old clothing, rubber gloves and cover areas to be protected….worth the money it costs

Don’t use for asphalt crack repairs. Product cracks in cold weather.
Don’t use for asphalt crack repairs. Product cracks in cold weather. Their claim, “Will not crack or peel in winter cold” is false. Here is my story. I purchase 2 ½ gallons of Flex Seal Liquid in 3 separate shipments to repair cracks in my 3,300 sq. ft. driveway. Broom swept, then power washed all of the cracks to clean out dirt, debris and loose asphalt. Cracks ranged in width from thin to about ½ inch in width. Thoroughly mixed each liquid rubber container using a sturdy paint mixer tool and power drill. Slowly poured the liquid rubber into each crack until filled. About one week later I had the entire driveway seal coated in preparation for winter weather. The entire process was performed in summer temperatures and no rain.Repairs looked great until the temperature dropped to 42 deg F, about 1 ½ month later, then all repairs showed cracking. Spend over $200 and lot of my time only to end up with the all of repairs cracking open. So their advertising claim that it expands and contracts with temperature is false. I would not recommend this product for repairing asphalt driveways.
